Low interest rates mean more BUYERS!  While interest rates are on the rise, and predicted to reach 5% before the end of 2018,  they are still far lower than some years have seen.  Buyers know that the longer they wait to buy, the more expensive it will be so they are looking to purchase NOW, before higher rates kick in.

There's still a shortage of available homes for sale.  Lately, more and more homes on the market are reportedly seeing bidding wars, with buyers submitting offers far higher than they might otherwise, given the shortage of available housing.  Also, many buyers are offering more favorable terms to sellers, negotiating contracts with the shortage in mind.  

Cash offers are also on the rise, with investors snatching up prime properties for great prices because, let's face it, cash is king. Given that many people have insurance settlement money and FEMA payouts after Hurricane Harvey's rec ent rampage in Texas, more people have the cash or large down payments, and they are re-investing these funds in the housing market. Everyone needs a place to live.

Lower unemployment and growth of personal income also has more people looking to purchase than ever before, and  this is adding to the housing shortage.  The Millennials have graduated from college and found stable jobs, and they are all looking for nice properties...and they have the money (or credit) to pay for it.  More home buyers=better deals for home sellers.
