Everyone is interested in how to sell their home fast while bringing in top dollar. It’s not just luck that makes that happen, there is planning and know how that will get your home sold. Here are a couple of ideas that will help you along the way.
De-personalize you home and disassociate yourself from your home. Make the mental decision to let go and look forward while packing up those personal items that will distract buyers from seeing their family in the house.
De-Clutter and pack away. If you have not used the item in 6-12 months then you might not need it. If you don’t need it in this home, then you might not need it in your next.. so donate or throw it out.
Rent a Storage Unit and rearrange the rooms, closets and cabinets. While you are in the de-cluttering process start to pack up and remove items and furniture from the home – leaving just enough in each room to showcase the purpose of the room.
If you are planning on taking the window coverings with you, or any fixtures – remove them now and replace. If there is a family heirloom lighting fixture – it’s better to have it replaced now than to have a buyer fall in love with it and want it to convey with the home.
Any repairs needed? Correct repair issues before you it the market. Patch holes in the walls, replace cracked titles. Any doors that need adjustments? Replace burned out light bulbs.
Make it shine! Wash windows, pressure wash the sidewalks and home exterior, remove the cobwebs from high ceilings. Do the chrome faucets and mirrors need to be polished? Floors Waxed? Bleach dingy grout or re-caulk if needed. Refreshing the towels and replace the bedspread. Don’t be remembered as the house with the worn out hand towels and a dingy bath.
Check out your curb appeal. You have to get the buyer in the house. so make sure that the home is welcoming from the curb. Keep the sidewalks clear and clean. Mow the lawn, paint window trim, plant flowers and trim the bushes. Make sure that the house number is easy to read and can be seen from the road.
Remember it’s not luck that sells your home - it is many factors including condition. Prepare your home before you put it on the market and work with a local Real Estate Agent to develop a marketing plan and to price according to the current market.
